You have a builder and a floor plan — now comes the long list of decisions that will shape how your home ultimately looks and feels.
We help you navigate the new build selections process, choosing every finish, fixture and colour as part of one considered palette. From flooring and cabinetry to stone, tapware, lighting and paint, each decision is made with the whole home in mind.
We can also work alongside you through your builder's selections appointments, so you arrive with a clear direction and confidence in the decisions you're making.

Our approach
New build selections are about much more than choosing individual finishes you like. It's about understanding how those finishes will work together across the entire home.
We begin by establishing the overall material and colour palette, considering how the flooring, cabinetry, stone, tiles, paint and metal finishes will relate from room to room.
From there, each selection has a clear point of reference. The result is a home that feels cohesive and considered, rather than a collection of individual decisions made along the way.

Flooring, tiles, benchtops, cabinetry colours, tapware and door hardware, chosen together so each room suits the next.
Lighting & colour coordination
We consider decorative and architectural lighting alongside paint colours and the wider material palette, creating consistency throughout the home.
Builder selections support
We come to your builder's selections appointments with you, or prepare everything beforehand so you walk in knowing exactly what to ask for.
3D renders
Where included, 3D renders of your kitchen, bathrooms and living areas will help you visualise key spaces and understand how your finishes and materials will work together before the home is built.
Who it's for
New Build Selections is for you if you're building with a volume or project home builder and the floor plan is already set. Maybe the builder's standard range feels limited, maybe you have a folder of saved photos and no idea how to pull them together, or maybe you just don't have another Saturday to spend in a display home.
If your plans can still change, or you're renovating, our Interior Design service is the better fit.
How it works
Consultation
We go through your plans, your builder's inclusions and the date your selections are due, and talk about how you live and the look you're after.
Return brief
The return brief is what we send you after the consultation: what we'll choose for you, plus moodboards showing a few directions the house could take. You choose the one that feels like you, and we go from there.
Selections
We choose every finish, fixture and colour on your builder's list, and tell you which upgrades are worth the money. We'll often meet you at showrooms, so you can see and touch the samples before anything is locked in.
Your builder's appointments
We come to your selections appointments with you, or hand you a schedule that's ready to pass straight to your builder, so nothing gets decided on the spot.
3D renders
Where included, we prepare 3D renders of your kitchen, bathrooms and living areas, so you can see how your selections come together before the home is built.
Still working on the floor plan? That's where Interior Design starts, a step before selections, while moving a wall or a window still costs nothing.

As soon as you've signed with your builder and have a date for your selections. The earlier we start, the more time you have to see samples and change your mind, rather than deciding everything in one long appointment.
Why it pays to bring a designer in earlyYes. We've helped clients through their selections with Metricon, McCarthy Homes, CJ Homes and AusBuild, and we're happy to work with any builder that runs selections from a set range.
Yes. Plenty of good houses are built from a standard range. We'll tell you where an upgrade is worth paying for, and where the standard option does the job just as well.
That's most people, and it's what the moodboards are for. Seeing a few directions side by side makes it much easier to know which one is you. From there we narrow each choice to two or three options, and you make the final call.
Why moodboards matterPorcelain is denser and tougher, so it's the one for floors that get a lot of traffic, but it costs more and is harder to cut. Ceramic is cheaper, low maintenance and suits most rooms in a house. On a wet area floor, check the slip rating too: the higher the P number, the lower the risk.
A lesson in tilesTimber, because it can be sanded back and refinished when the others can't. From least to most expensive, it usually runs carpet, vinyl, hybrid, then timber. The sun is hard on all of them, so we suggest a clear UV tint on sliding doors and low windows.
Our flooring run-down with Damien from Terra FlooringNo, and we think a house looks better when they don't. Pick one metal to lead on the tapware and cabinet handles, then add one or two others in smaller doses. Keep the lead metal the same from room to room, so the mix looks planned.
